Buying a home
What’s the first step to buying a home?
Get pre-approved with a lender before you tour. It tells you your real budget and makes your offer credible to sellers. Ken can connect you with a lender he trusts through his vendor network.
Do I need to sign an agreement before we start touring homes?
Yes. Virginia requires a written buyer brokerage agreement, and since the 2024 industry changes it’s signed before touring. Ken walks you through every term, including how his compensation works, before you sign.
How much does it cost to work with a buyer’s agent?
Compensation is agreed in writing up front, and in many cases the seller covers some or all of it as part of the deal. Ken explains your options before you commit.
How long does buying a home take?
Once your offer is accepted, closing typically takes 30 to 45 days with financing, and can be faster with cash. The search before that depends on your timeline and how competitive your price range is.
What closing costs should I expect as a buyer?
Plan for lender fees, title insurance, settlement fees, prepaid taxes and insurance, and Virginia recordation taxes. Your lender gives you a Loan Estimate with your actual numbers early in the process.
Who handles closing in Virginia?
A settlement agent, usually a title company or real estate attorney, handles closing. Ken works with a trusted attorney and title company he can recommend, and you’re always free to choose your own.
Selling a home
How do I find out what my home is worth?
Online estimates are a starting point, but they can’t see your updates, condition, or street. Ken prepares a comparative market analysis using recent nearby sales so you get a realistic price range. Request your home value.
What should I fix before listing?
Focus on repairs a buyer’s inspector would flag, fresh paint, and a deep clean. Big renovations rarely pay for themselves. Ken can bring in contractors and home service pros from his network.
How long will it take to sell?
It depends on price, condition, and your neighborhood’s current inventory. Ken shares current days-on-market data for your area during your listing consultation.
What does it cost to sell?
Typical costs include brokerage compensation, the Virginia grantor’s tax, settlement fees, and any repairs or credits negotiated after inspection. Ken gives you an estimated net sheet before you list so there are no surprises.
Can I buy and sell at the same time?
Yes. Common approaches include a home-sale contingency, a rent-back after closing, or bridge financing. Ken helps you pick the one that fits your finances and timing.

Northern Virginia market
Is now a good time to buy in Northern Virginia?
The right time depends more on your finances and plans than on the market. Ken can show you current prices, inventory, and rates for the specific neighborhoods you’re considering.
How do I look up school boundaries?
Boundaries change, so always confirm with the official source: Alexandria City Public Schools, Fairfax County Public Schools, or Prince William County Public Schools all publish boundary locators.
What should I know about HOAs and condo associations?
Virginia gives buyers a review period after receiving the association’s resale disclosure packet, during which you can cancel. Ken helps you check fees, rules, and reserves before that window closes.
